Landlord and association rules can set when noisy work, slab cutting, shutdowns and deliveries happen. We identify applicable landlord and association requirements early and coordinate the required submissions with the construction permitting process; approval timelines and decisions remain with the reviewing parties. We also field-verify plumbing, electrical capacity and HVAC so operatories, sterilization and equipment locations work with the building.
Permits
Addresses inside city limits are generally reviewed by the City of South Miami, while some addresses with a Miami mailing address fall under Miami-Dade County or a neighboring city. We confirm jurisdiction and schedule and coordinate inspections. As part of Miami-Dade, South Miami is in the Florida Building Code’s High-Velocity Hurricane Zone, relevant when exterior doors or storefront change.
What we build
Operatories, sterilization, chair plumbing, vacuum and air, plus electrical, data and HVAC from your approved drawings and to applicable accessibility requirements. Imaging rooms receive shielding as specified by a qualified expert; medical gas is installed by appropriately qualified, licensed contractors per project requirements.
Desscon Builders, Inc. provides construction services as a Florida Certified General Contractor (CGC 1513684). Engineering and permit-drawing services may be provided by Desscon Engineering Corporation, a separate company, within its authorized professional scope and under a separate agreement.

Existing dental office or converted commercial suite?
A former dental suite may offer working lines and a layout you can keep, after verification. Converting office or retail space usually involves new under-slab plumbing, a mechanical room and new circuits. In mixed-use buildings, rules on noise and shutdowns affect slab work and the schedule, so the building often shapes which option fits.
