Doral’s building stock
Doral dental offices tend to be in newer mixed-use centers, office parks and medical suites. Newer shells may have ADA-ready restrooms and reasonable electrical service, but they rarely include chair drains, vacuum or compressed air. We review the landlord work letter with you, ideally before you sign, to see which sanitary stubs, water, power and HVAC provisions the landlord delivers and what the dental build-out must add.
Permits and the hurricane zone
Doral addresses are generally permitted through the City of Doral building department. We confirm the jurisdiction and schedule and coordinate inspections with it; review times and decisions remain with the department. Doral is in Miami-Dade, part of the Florida Building Code’s High-Velocity Hurricane Zone, so new exterior doors or storefront in a build-out generally need HVHZ product approval.

Starting from a shell or general office means new under-slab plumbing, a mechanical room for the vacuum pump and compressor, and added circuits and HVAC zoning. A second-generation dental suite can cut rough-in work if its lines test well and match your equipment.
