Dental Office Construction in Miami

Opening, relocating or expanding a dental practice in Miami means more than a standard office build-out. Every operatory needs water, drains, vacuum, compressed air, power and data in the right place, and the work has to move through the building department that reviews your address.

Since 2007 we have completed more than 200 dental, medical and commercial projects, working from our office in Doral and serving South & Central Florida. In Miami-Dade we work in Miami, South Miami, Coral Gables, Hialeah, Doral and nearby communities.

Building in Miami-Dade: what is different

  • Many permitting offices. The City of Miami, other municipalities such as Coral Gables, Hialeah, Doral and South Miami, and Miami-Dade County for unincorporated addresses each review their own permits. A “Miami” mailing address does not always mean the City of Miami, so we confirm jurisdiction before submittal.
  • High-Velocity Hurricane Zone. Under the Florida Building Code, Miami-Dade and Broward counties are the High-Velocity Hurricane Zone. If your project changes exterior doors, windows or storefront, those products generally need a Miami-Dade Notice of Acceptance or a Florida Product Approval for HVHZ use.
  • Older building stock. In older Miami buildings, slab, plumbing and electrical panel conditions often decide whether a space works for dentistry, so we field-verify them before pricing.

What we build

From your approved drawings we build operatories and sterilization areas, run chair plumbing, vacuum and compressed air, and add the electrical, data and HVAC work clinical rooms need. Medical gas systems are installed by appropriately qualified, licensed contractors according to the project’s requirements. We prepare imaging rooms, and X-ray shielding is installed as specified by a qualified expert. Construction follows the approved documents and applicable accessibility requirements.

Desscon Builders, Inc. provides construction services as a Florida Certified General Contractor (CGC 1513684). Engineering and permit-drawing services may be provided by Desscon Engineering Corporation, a separate company, within its authorized professional scope and under a separate agreement.

How the process works

  1. Site walk and scope. We walk the space with you and review your lease, landlord requirements and equipment list.
  2. Permits. Once drawings are ready, we coordinate the permit submission with the right Miami-Dade jurisdiction.
  3. Construction. We schedule the trades, manage materials and keep you updated.
  4. Inspections and handover. We schedule and coordinate inspections with the building department, then walk the finished office with you.

Existing dental office or converted commercial suite?

A second-generation dental suite may already have chair drains, vacuum and air lines and a usable operatory layout, though those lines need testing and older suites may need accessibility or electrical upgrades. A converted office or retail suite usually needs new under-slab plumbing, a mechanical space for the vacuum pump and compressor, and added circuits and air distribution. We walk both options with you before you sign.
