Who reviews your permit. The City of Fort Lauderdale runs its own building department, as do many other Broward cities; some unincorporated areas are reviewed by Broward County. We confirm the right office for your suite before submittal.
Wind-rated exterior products. Broward and Miami-Dade make up the Florida Building Code’s High-Velocity Hurricane Zone. When a build-out replaces storefront, doors or windows, those products generally need HVHZ-approved product approvals, which affects selections and lead times.
Medical buildings and landlords. In medical office buildings, landlord rules on slab cutting, shutdowns and work hours can shape the plan. We identify applicable landlord and association requirements early in the project and coordinate the required submissions with the construction permitting process. Approval timelines and decisions remain subject to the respective reviewing parties.

- Medical gas installed by appropriately qualified, licensed contractors per project requirements

- Electrical, data and HVAC for clinical rooms, built to the approved documents and applicable accessibility requirements

Reusing second-generation dental space can reduce rough-in work if the drains, vacuum and air piping test well and the layout fits. Electrical capacity is a common gap when you add imaging or chairs. Converting an office or retail suite means new under-slab plumbing, a mechanical space for the vacuum pump and compressor, and new circuits and HVAC zoning, in exchange for a layout built around your workflow.
