City of Coral Gables review
Coral Gables addresses are permitted through the City of Coral Gables. Interior build-outs go through the city’s building permit review. When a project changes the exterior, such as signage, storefront, awnings or rooftop equipment, it may also require review by the city’s Board of Architects before the permit is issued, and properties in historic districts may need Historical Resources review. Landlord or association approvals may also apply. We identify which reviews apply to your address early and coordinate the construction-related submissions; timelines and decisions remain with the reviewing parties.
Older buildings
Older Coral Gables buildings can hide surprises in slab thickness, plumbing routes and electrical capacity. We walk the space before pricing and flag the items that drive cost, such as new chair drains, a dedicated circuit for imaging, or room for the vacuum and compressor.
What we build
We build operatories and open pediatric bays, sterilization areas, chair plumbing, vacuum and air, and electrical, data and HVAC from your approved drawings. Imaging rooms receive shielding as specified by a qualified expert, medical gas is installed by appropriately qualified, licensed contractors per project requirements, and work follows the approved documents and applicable accessibility requirements.

Existing dental office or converted commercial suite?
An existing dental space may let you reuse chair drains, vacuum and air piping and the layout, though older buildings often need electrical and accessibility upgrades. Converting a general office suite usually means new under-slab plumbing, a mechanical room and new circuits and HVAC. If the conversion also changes the exterior, the city’s design review can add a step, so we check that before you choose.
